The Cambodia Long-Term Visa Ladder, Explained
Every foreign arrival gets the same 30 days. The visa class chosen at that counter decides whether the next month leads to a departure gate or a residence track that can last for years.

Cambodia gives every foreign arrival the same starting position, thirty days. The tourist landing to see Angkor Wat and the investor landing to close on a condominium clear the same immigration counter and receive the same stamp. What separates them is not the entry. It is the visa class chosen at that counter, because that single choice decides whether the next month leads to a departure gate or to a legal foundation that can hold for years.
For anyone holding property, planning to, or building a life around it, the visa is not a travel document. It is the legal tenure under which everything else sits.
Where the ladder actually begins
Two doors open at the airport. The Tourist visa, the T class, grants thirty days and can be extended once for roughly another thirty. It is built for visiting, not staying: it does not permit employment, it does not support a work permit, and it does not convert cleanly into anything longer. The recurring promise that a tourist stamp can be upgraded later into a residence track is best treated as folklore.
The Ordinary visa, the E class, is the door that matters. It also issues thirty days on arrival, at a published fee near 35 dollars, but it was designed to be extended, renewing inside the country for one, three, six, or twelve months. The whole ladder toward long term residence is built on having walked through this door rather than the tourist one. The choice costs nothing extra at the border. Reversing it later costs a re entry and a restart.
The extension classes, and what they now ask for
Once on the E class, extension splits into four categories, known together as an Extension of Stay:
- EB, for business and employment.
- EG, for job seeking.
- ER, for retirement.
- ES, for students.
In earlier years the lines between them ran loose. In 2026 they run documented, and a twelve month EB extension increasingly expects evidence of genuine activity, a company registration or an employment letter, rather than a signature and a fee. Two parallel requirements sit alongside the visa and are routinely overlooked. The first is the work permit: a business extension is not permission to work, and employment needs a separate work permit and employment card, renewed annually through the Ministry of Labour online system. The second is accommodation registration through the Foreigners Present in Cambodia System. For a property owner this is the quiet part, and the asset and the registration should agree.
The top of the ladder
Above the annual cycle, the structure reaches toward permanence in two ways. The first is residence by continuity: the retirement and business extensions renew for as long as the qualifying reason holds, so a foreigner with a registered company or a genuine basis to reside can renew year after year without a ceiling. The second is the investment track. Since July 2022 Cambodia has run a residency by investment program tied to real estate, offering a ten year renewable permit with no minimum stay requirement, with entry set against a qualifying property purchase.
Beyond residence sits citizenship, governed by the 1996 Nationality Law and revised with effect from December 2025, a revision that reset the thresholds. It is discretionary and evaluated case by case, and it carries one benefit no residence permit can reach: the constitutional right to own land directly, not only strata title units above the ground floor. For an investor whose thesis runs to land rather than apartments, that distinction is the whole point.
The file, not the stamp
The mistake is to treat each rung as a separate errand, handled only when the previous one expires. The ladder is cumulative. The passport used at first entry, the company papers filed for the first EB extension, the accommodation declarations, and the title documents on any property held all become the file that decides how quickly a resident moves from the annual cycle to a ten year permit, or from residence toward citizenship. Build that file in order from the first stamp and the higher rungs are straightforward. Reconstruct it under deadline and you pay for every missing page.
A visa in Cambodia is the legal tenure under which an asset is held, and its class is effectively fixed in the first thirty days. This is general guidance rather than personal legal advice, and the specifics will depend on your situation.
