Land Banking
Land Banking in Cambodia: The Long Hold
Buying and holding land through the cycle is one of the oldest plays in real estate. How land banking works in Cambodia, why a soft market suits it, and how to do it safely.

Land banking is simple to describe and hard to rush: buy land, hold it through the cycle, and sell or develop when the market has moved in your favour. It is a patient strategy, and patience is cheapest to buy when everyone else has lost it.
Why land, and why now
Land does not age, does not need a tenant, and carries almost no running cost beyond tax. In a soft market its price reflects weak sentiment rather than weak fundamentals, which is the gap a land banker is buying. Cambodia's long-run story, a young population and a growing capital, is a reasonable backdrop for a long hold, provided you buy well and buy clean.
How it works in Cambodia
Foreigners cannot own land directly, so land is held through recognised legal structures with a licensed partner. That is normal and workable, but it is the part you must understand fully before you commit: how the structure holds the land, what it costs to maintain, and how you exit it when you sell.
Title is the whole game
With land more than anything, title is everything. Insist on hard title where it applies, the strongest, nationally registered form of ownership. Soft title can be genuine but offers weaker protection, and it should never be treated as equivalent. A plot with a clean hard title is worth far more than a cheaper plot with a question mark over it.
The risks to respect
- Liquidity: land can take time to sell, so only bank money you will not need soon.
- Holding structure: understand the legal vehicle, its cost, and its exit before you buy.
- Location: infrastructure and zoning change slowly, so buy on fundamentals, not a rumour.
- Title: verify it independently, every time, with no exceptions.
Done with discipline, land banking is one of the calmest ways to use a down market. If you want help finding clean-title land and understanding exactly how it would be held, we can walk you through it properly.
