Odom is a 30-storey mixed-use tower under construction in Tonle Bassac, the riverside district next to BKK1 where Phnom Penh’s newest premium towers and much of its food-and-beverage scene are concentrated. The developer is Urban Living Solutions, the local firm best known for Factory Phnom Penh, which plans its projects around a “work, play, live” philosophy. The residential offer is deliberately scarce: just 138 units of one to three bedrooms, sold from US$274,000, with the listing card showing handover in 2026.

The project’s engineering is its clearest differentiator. Odom is LEED Gold pre-certified, with a 50% greening rate and more than 7,300 m² of landscaped and public space. Six “Sky Villages” sit within the office tower, linked by a mid-level Sky Bridge, and the building runs an AI-assisted twin elevator network with individually controlled, water-cooled air conditioning. Layouts emphasise natural light, cross-ventilation and proportions that work equally for living, professional use or a hybrid of both — and residents get access to the private Odom Town Club.

For investors, the case rests on scarcity and quality rather than volume. The listing shows 8% gross and 8% net yield, and with only 138 units, supply inside the building will always be thin. Construction stood at roughly 20% with about 35% of units sold at the time of listing; ownership is offered on hard title. The flexible-use design gives owners an exit into either of central Phnom Penh’s tenant pools — residential or professional.
