Wyndham Garden BKK1 — marketed as UC88 — is a hotel-residential tower on Street 322 in BKK1, the diplomatic and commercial core of Phnom Penh. Developed by Chhun Sambath Development Co., Ltd. with delivery supported by UC Group, the project operates under the Wyndham Hotels & Resorts flag and is positioned as the district’s first five-star hotel-residential concept. The tower is organised vertically: hotel residences on floors 5–22, premium residences and duplex penthouses on floors 25–45, all served by an eight-elevator core.
Units run from studios and one- and two-bedroom layouts up to duplex penthouses, delivered fully furnished to a serviced specification with integrated smart building and in-unit controls. The amenity programme reads like a hotel’s: rooftop sky bar and sky garden, swimming pools, a fitness centre with steam room and sauna, spa and massage facilities, a wine, whisky and cigar bar, VIP lounge and function rooms, Japanese and Chinese dining concepts — plus a functional helipad.
The investment case pairs hard-title ownership with branded hotel operations — a combination still scarce in Phnom Penh. The listing projects an 8% gross rental yield, reflecting the premium that hotel-branded, serviced units command in BKK1’s executive rental market. With the building already in near-completion execution and handover scheduled for Q1 2027, buyers carry far less construction risk than at a typical off-plan launch, while developer payment terms remain available for the remaining build period.
BKK1 — Boeung Keng Kang 1 — is Phnom Penh’s prime address: the embassy quarter where diplomatic missions, multinational offices and international schools concentrate, and where the city’s deepest pool of expatriate tenants competes for limited stock. Rents are the highest in the capital and new prime product trades at roughly US$2,800–3,500 per square metre, yet genuinely branded, hotel-serviced supply remains scarce — the gap Wyndham Garden BKK1 is built to fill.
Developer installment plan available — typically no bank financing required.
